  • Beginners are welcome. Oro’s pitch is that you don’t need to be a property developer yourself — they provide the team, research, and framework. Your role is mainly to contribute capital and follow the updates.

  • It may be possible for a Self-Managed Super Fund (SMSF) to participate in projects of this kind, provided the structure and compliance requirements are met. Oro designs its projects with SMSF compatibility in mind; however, whether your SMSF can invest depends entirely on your individual circumstances and the rules governing your fund. You should seek guidance from your licensed SMSF administrator or trusted adviser to confirm suitability and ensure all legal and regulatory obligations are satisfied.

  • Like any stable investment class, there are still some small hurdles that may appear from time to time. The good news is that all of these are planned for and workable; this is standard operating procedure in property investment, and nothing to be overly concerned with.

    • Property market downturns (lower sale prices).

    • Council or planning delays.

    • Rising construction costs.

    • Interest rate increases affecting finance.

    • Project delays pushing out your payout date.

    Oro aims to reduce these risks by doing thorough research, feasibility checks, and using experienced builders and planners — but risks are always there.

    Oro designs exit strategies upfront. This could mean refinancing, selling the land earlier, or releasing stages of the development to recover capital. In the worst case, your returns may be lower or take longer than planned, but the structure is set up to protect investor funds as much as possible.

  • We use data-driven research:

    • Look for areas with strong population growth.

    • Analyse zoning and development potential.

    • Check council plans for infrastructure upgrades.

    • Run feasibility studies (expected costs vs. expected sales prices).

    We only proceed if the numbers stack up.

  • Property development usually takes 12–36 months (1–3 years), depending on the size and complexity of the project. You generally won’t be able to withdraw early, so you should be prepared for your money to stay invested until the project finishes.

  • Oro suggests that investors typically contribute $90,000 or more into a project. This is not a strict minimum, but it’s a realistic starting point for most of their opportunities.

  • Returns vary depending on the project and market conditions. In property development syndications, investors often look for 15–25% returns over the life of a project, but Oro doesn’t guarantee figures. The key is that the returns usually come at the end of the project, not monthly or quarterly.

  • Oro’s team (together with their builder, planner, and finance partners) manages everything day-to-day. Investors are usually given updates at milestones — like when approvals are granted, construction begins, or sales launch. You don’t need to manage anything yourself.

  • We provide:
